The 1.2-million-square-foot former Hynix factory is for sale again
The west Eugene campus has no public asking price, and the listing says the city will resist a data-center use that Eugene has already rejected under current zoning.
One of Eugene's largest industrial properties is back on the market. The former Hynix semiconductor factory at 1830 Willow Creek Circle — a 1.2-million-square-foot building on nearly 200 acres — was listed for sale September 23 without a public asking price.
The plant opened in 1998 and closed a decade later, eliminating about 1,400 full-time and contract jobs. Since then it has changed hands three times. Stratacache bought it for $6.3 million at a 2020 auction, after earlier owners announced or considered manufacturing plans that did not materialize. The new listing pitches high-tech manufacturing, semiconductor reuse or demolition for warehouse manufacturing.
One use is expressly constrained. Eugene determined this month that a large modern data center is not allowed under the site's E-1 zoning, and the commercial listing acknowledges the city's position. City Council is scheduled to discuss data centers and land-use code December 14. For now, the sale is a listing, not a redevelopment proposal, and no buyer has been announced.
Field notes
What changed: Stratacache listed the former Hynix campus for sale September 23, the fourth potential ownership change since the factory closed.
Why it matters: The property is one of Eugene's largest employment sites, and its next use could shape jobs, utilities, traffic and industrial land for years.
Who may be affected: West Eugene neighbors, industrial employers, city planners, utility customers and people following the local data-center debate.
